Getting started – Process and Procedures
Welcome! Our management agreement is detailed and covers the responsibilities of all parties to the agreement.
The Initial Set Up Fee begins our agreement and is due upon the execution of the Property Management Agreement. Details of services are described below. Communication is important, so please feel free to contact me at any time with questions or concerns.
Did you know?
NRS 118A.260 requires that in the event of an emergency a responsible person may be called who either resides in the county or within 60 miles of where the premises are located.
ü Owners receive the monthly disbursement by ACH by the 20th of each month
ü Income and expense statements are mailed by the 22nd of the month
Project Management – Rehabbing Your Property
All properties require some work to get them rental ready. Having effected many flips (property rehab and resale), Brazill Team Real Estate is experienced in property renovation. We work with a wide network of vendors who can perform basic deep cleaning to mold remediation to installing a new kitchen. We have you covered inside and out!

Leasing fee for procurement of tenant.
- Advertising including signage, multiple listing service (MLS) and over 1000 web sites including AHRN (US military website) and REALTOR.com
- Photo documentation of property
- Lock box access for REALTORS and approved vendors
- Tenant application and screening service
- Execution of lease with tenant
- Executed copies of documents to all parties
- Tenant acknowledged move in condition report
Initial Set Up Items.
- Automated accounting system and trust account management
- Move in preparation of property: Limited to coordination of general cleaning, carpet cleaning, light painting, and landscaping clean-up (if necessary.) Repairs beyond what is described here will require General Contracting services. See page 3.
Referring Commission.
- Property showings and leasing commissions paid to tenant’s agent
Maintenance reserve
- Maintenance reserve for repairs and emergency funds. Returned to property owner at termination of contract.
Tenant Renewal Lease
- Follow up with tenant for renewal
- Property inspection with photos and report
- Comps on current rental rates for the area prior to new lease signing
Property Inspection Report. – Optional
- Physical inspection of property
- Photos of any problems found
- List of items that the tenant is responsible to repair per the lease
Extraordinary Services
Brazill Team Real Estate is proud of our commitment to quality service. To that end, we fully disclose all costs, fees and deposits necessary to run a profitable property management division. In addition to providing monthly management and accounting services to our clients, we will also pay vendors, HOA dues, and other invoices on behalf of you, the client. It is necessary for us to include a small fee to provide these additional services, as do other property management companies in Las Vegas.

Project Management - Optional
Distressed properties often require a team of vendors to provide renovation services beyond customary property management services. Project Management is offered as an optional service.
Property owner is advised to consult their home inspection report completed within the Due Diligence period prior to closing. The home inspection report is a beginning to evaluate necessary repairs.
The coordination of repairs / renovations beyond $500 will be considered Project Management and will be invoiced separately. One half of the estimate will be paid in advance of work beginning and the remainder will be paid upon completion. Please find below an example of the repairs available.
